  • Digital building surveying

    Buildings are captured in full. Down to the finest characteristic detail. High-resolution point clouds provide the data basis for multidimensional modelling.

    This means that even demanding buildings with complex geometric structures or areas that are difficult to access can be represented with dimensional accuracy and precision. elbcontor coordinates the survey in advance with all parties involved. Planning and implementation go hand in hand.

  • Architectural as-built drawings

    Focused on the essentials, these timeless classics are derived from up-to-date point clouds. Their graphic aesthetic enables efficient planning processes.

    Thanks to the proportional representation of all relevant building elements, elbcontor can develop floor plans, façade elevations, and cross sections in 2D. Depending on the requirements, these are illustrated in captivating detail and exceptional beauty. These plans support real estate companies both in architectural planning and in the preparation of future transactions.

  • Architectural models / digital twin

    On-site survey data is used to create faithful digital 3D representations of the property, at a defined level of detail.

    They serve as a reliable record of the current state of a building, as a basis for calculations, for further applications and project phases, or as a digital twin for building operations. Relevant data, such as building services or furnishings, can be embedded in the model. The reconstruction follows the buildingSMART standard or any other standard the client requires. On request, we also include the surrounding site: a comprehensive terrain model including vegetation, access routes, and the ridge and eaves heights of neighbouring buildings.

  • Heritage Building Information Modelling (HBIM)

    Architectural models for heritage conservation, created at the highest level of detail – including structural, material, and historical data.

    Combining data captured with high precision and documented in meticulous detail produces a Heritage BIM that is spatially, technically, and visually complete. For reliable planning, it is modelled by hand in CAD. Its digital memory preserves even distinctive historic elements such as façade ornamentation and stucco, busts and statues, wooden railings, wrought ironwork, and built-in furnishings. Complementing this precise plasticity, a wide range of background information is anchored within it, on materiality, for example, or on concealed structures.

  • True-to-life visualisation

    The aesthetic step that brings architectural models to completion. Every surface is clad in textures faithful to the original.

    High-resolution on-site photography provides the basis. The materiality, proportions, and spatial atmosphere of the building thus find direct expression in its three-dimensional likeness. This allows more precise decisions in restoration and transformation processes. The degree of visual fidelity follows the wishes of our clients.

  • Data and area computation

    The fundamental metric in real estate is area. Once reliably surveyed, areas are calculated at elbcontor in accordance with current standards.

    Precisely surveyed as-built data yields contractually binding area computations for letting, sales, property management and operations, for sales brochures and partitioning plans. As a member of the German Association of Property Researchers (GIF), elbcontor is always up to date with the legally relevant regulations according to DIN 277, gif, and WoFlV.
